Access Statement for Northleigh Farm Holiday Cottages

Introduction

Our three self catering cottages are converted from barns in the courtyard of Northleigh Farm with access to the front of all three cottages and to the rear of The Linney and Battens.

We have tried to provide as much information as possible in this statement. If you have any queries or suggestions for improvements please do call. We look forward to welcoming you.

Pre-Arrival

*We have a website at www.northleighfarm.co.uk and we are also listed (amongst others) on www.devonfarms.co.uk and www.cartwheelholidays.co.uk

*Bookings/enquiries can be made via email, fax or phone

*The nearest bus stop is in Honiton 4 miles away or Colyford 5 miles away

*The nearest train station is at Honiton – there are accessible taxis at the station

*We can arrange for shopping to be delivered – please advise your requirements

Arrival and Car Parking Facilities

*Luggage can be unloaded at the front of the cottages

*There is parking for at least five cars in the courtyard

*Parking is approximately 15 metres from the front entrances to the cottages on concrete hardstanding

*The cottages are approached from the courtyard which slopes 1:16 approx. The central part of the courtyard is cobbled with concrete hardstanding surrounding it and giving access to the cottages

The Shippen

*The entrance is 85cm wide with a door threshold 10cm high and opens directly into the open plan kitchen and sitting room. The cottage is all on ground floor level with no steps inside.

Self catering kitchen

*worktop height 91cm

*oven door is side hinged, height of lowest shelf 25cm

*sink is 90cm high with lever taps

*hob is 92cm high

*table height is 78cm and underspace of 65cm and 1.48m long/ 0.84m wide

*flooring is vinyl

*at least 70cm free space between furniture and worktops

*evenly lit kitchen with spotlights above

*good contrast between floor, cupboards and other surfaces

*highest shelf in fridge is 49cm

Sitting room

*flooring is short pile carpet

*furniture is moveable

*upright easy chairs and sofas all with arms

*woodburning stove, door height cm

*teletext TV and DVD provided with remote control

Bedrooms

*accessed via corridor 98cm wide, door widths 80cm

*short pile carpets throughout

*non feather duvets and pillows provided in each room

Battens

*The entrance is 82cm wide with a threshold 10cm high with one step down inside 19cm high into a small hall area 2.1m by 0.80m giving access to downstairs bedroom and open plan kitchen and sitting room

*accessed from hall way up one step 16cm high

*worktop height is 92cm

*oven door is side hinged, height of lowest shelf 18cm

*hob is 92cm high

*sink is 92cm high

*table height is 74cm and underspace of 65cm, 1.45m long and 1.10m wide

*reached via staircase of 9 steps with landing at top 95cm by 98cm with two further steps to left and right, Steps are 20cm high, 26cm deep and 83cm wide. Handrail to right hand side

*access to patio through French doors 1.15m wide firstly onto paved area 2.5m by 1.2m with one step 16cm high to grass sloping slightly downhill to patio 2 metres away. Patio size 3.2m by 4.7m with wooden table and chairs for six people

*reached via staircase of 12 steps with half landing turning 90 degrees at first step. Steps are 19cm high, 25cm deep and 79cm wide

*Front loading washing machine and tumble dryer are provided in the scullery (door width 94cm, threshold height 10cm) which is adjacent to The Shippen and accessed from the courtyard

Outdoor Facilities

*A large slightly sloping grassed garden area with picnic table is situated at the rear of The Linney and Battens and is accessed either from the rear of those cottages or via a level 20 metre concrete path leading from the courtyard
